Big buildings or small offices? That is the question. Managing a few office cleaning accounts is easy. Only four or five small accounts could bring in anywhere from 40 to 50 thousand dollars a year or more in the part time evening hours. You could have one person helping you do it all or you could easily manage 2 part-time employees who were doing all of the actual office cleaning for you.

When I speak of small offices, I am talking about offices that range in size from the smallest office in town, up to 10 thousand square feet in size. Small offices are usually cleaned one to three times a week. When you get into cleaning offices that are larger than 10 thousand square feet, you will most likely be looking at giant size office buildings in the area of 50 thousand square feet or more. Large office cleaning accounts are all cleaned five times each week.

I have cleaned them all, both big and small. In my opinion, the smaller, the better. For each individual hour of actual cleaning, the smaller offices are simply more profitable to be doing than the giant size buildings which are several stories tall.

If you want to take on the responsibility of cleaning large buildings (over 10,000 square feet), then you will have to have several part-time employees’ working for you at one time. Around 50% of your monthly income will be spent on labor costs.

You would be doing a lot of managing, hiring, and firing part-time employees and continually looking for more customers, because you want to make more money. If you do take on a large account, you would still want to grow your cleaning business with other accounts. The problem is that one large account would take up so much of your time each evening. Your cleaning business would hinge on one large account. If you were to lose that one large account for whatever reason, then what would remain of your business? It is better to build your cleaning business with several smaller offices. If you lose one small account, you would still have a business that makes money.

Large well established cleaning companies typically go after the large accounts. A large cleaning company already has several crews in place who are working each night. If they are short on help, they can easily draw from another cleaning crew for emergency help at a large account. You are not in that position yet but after a while, you may decide that getting really big and taking on large office buildings is exactly what you want but probably not. I don’t recommend it. The big buildings are more trouble than they are worth.

The smaller offices are much easier to manage, and they are more profitable to clean. In the long run, you will have a more secure business from small offices than from large office buildings. If you pursue small offices, rather than large buildings, you will still grow your business as big as you want it to be. There are plenty of small offices everywhere! Just look around for these gems and see for yourself.

I don’t recommend growing too big in this business because the more accounts you take on, the more employees you must hire and the more problems you take on. The larger your business becomes, the more difficult it becomes to manage and to provide a quality service to your clients. However, if you are good at managing a growing service business then you are very suited for taking on more and more cleaning accounts and employing more people.

The quality of work that gets done by a smaller service business is usually better than the work that gets done by a larger service because the owner can be on the job when the work is getting done.

You can keep it simple and just specialize in routine office cleaning. Focus your energies on your routine office cleaning service rather than trying to juggle around several different types of services all at the same time. You don’t have to provide an office with every kind of service available.

First, get better at providing the routine cleaning service and build your cleaning business, one small office at a time.
